NATALIE BUSSIAN INTERVIEW
Natalie Bussian is a real estate professional and Director of FIRST Inmobiliaria, bringing more than 23 years of experience and an in-depth understanding of Ibiza’s international property market. Having lived on the island since 2003, she has developed strong local connections and an appreciation of what makes Ibiza one of Europe’s most distinctive real estate destinations.
Through FIRST Inmobiliaria, Natalie focuses on providing personalised property services, helping international buyers and sellers navigate the complexities of real estate transactions with confidence. The agency’s approach combines professional expertise, individual attention, multilingual communication, and an extensive network of trusted partners.
With more than 23 years of experience in the real estate industry, FIRST Inmobiliaria has established a strong presence in Ibiza’s property market. The agency offers access to an extensive portfolio of more than 200 properties, including exclusive residences and carefully selected opportunities across the island. Its philosophy centres on providing an efficient, reliable, and personalised experience throughout the buying and selling process.
Natalie’s professional journey also reflects the importance of understanding people as much as understanding property. From identifying the right investment opportunity to helping clients discover a home that matches their lifestyle, she believes successful real estate is ultimately built on relationships, trust, and local knowledge.
As Ibiza continues to attract international investors, entrepreneurs, and lifestyle buyers, we explore Natalie’s professional journey, the changing expectations of luxury property clients, the importance of off-market opportunities, and her vision for the future of real estate.
The Journey Behind the Property Business
The Women Today: Natalie, you have spent more than two decades working in real estate and have built a strong professional presence in Ibiza. What inspired you to pursue this industry, and how has your journey shaped your approach to leading FIRST Inmobiliaria?
Natalie: “My professional journey has always been closely connected to people, relationships, and understanding individual needs. Before entering real estate, I had experience in human resources, which gave me a valuable understanding of communication, different personalities, and the importance of building trust.
When I moved to Ibiza in 2003, I gradually developed a strong connection with the island and its international community. I discovered that real estate offered a fascinating combination of personal relationships, business opportunities, local knowledge, and the opportunity to help people make important decisions about their lives.
What attracted me most was that every client and every property presented a different story. Some people were looking for a permanent home, others wanted a holiday residence, while many were interested in investing in one of Europe’s most internationally recognised destinations.
Over time, I realised that being successful in real estate requires much more than knowing how to present a property or negotiate a price. You need to understand the market, recognise what clients truly value, and provide honest guidance throughout the entire process.
That philosophy has shaped my approach at FIRST Inmobiliaria. I believe in offering personal attention, understanding the individual objectives of every client, and ensuring that each transaction is handled professionally and efficiently.
For me, leadership is also about responsibility. It means maintaining high standards, developing strong professional relationships, and making sure clients feel that their interests are genuinely understood.
After so many years in this industry, I still find the greatest satisfaction in helping people discover the right property and knowing that they have made their decision with confidence.”
Ibiza: Where Lifestyle Meets Real Estate Investment
The Women Today: Ibiza has become one of the most desirable international destinations for luxury property buyers, offering everything from traditional fincas and contemporary villas to exclusive residences overlooking the Mediterranean. What makes the island so special from a real estate perspective, and how do you help international clients identify the right opportunities?
Natalie: “Ibiza is an extraordinary place because it offers something that is increasingly difficult to find: a combination of natural beauty, privacy, international connections, and a distinctive Mediterranean lifestyle.
The island is much more diverse than many people initially imagine. Beyond its internationally recognised social scene, there are peaceful countryside locations, beautiful traditional villages, secluded beaches, and properties surrounded by nature.
This diversity creates an interesting property market. A contemporary villa with sea views offers a completely different experience from a traditional finca in the countryside. Some buyers are attracted by architecture and design, while others prioritise privacy, outdoor living, proximity to the sea, or the atmosphere of a particular area.
International clients also bring different expectations. Someone relocating from Germany may have different priorities from a family coming from the United Kingdom or an investor based in another European country.
My approach is always to understand the person before recommending the property. I want to know how they intend to use it, what their expectations are, and what kind of lifestyle they are hoping to create.
Sometimes clients arrive with a very specific idea, but after discovering different parts of Ibiza, they realise that another location or property type would suit them much better.
Local knowledge is therefore extremely important. Understanding the character of individual areas, accessibility, surroundings, and the practical aspects of ownership allows us to provide more meaningful advice.
I also believe buyers need to look beyond the immediate attraction of a property. Legal documentation, ownership structures, planning considerations, taxation, and other administrative matters must be properly evaluated.
Ultimately, buying property in Ibiza should be an exciting experience, but it should also be an informed decision. Our responsibility is to help clients bring those two elements together.”
The Value of Trust, Discretion and Personalised Service
The Women Today: FIRST Inmobiliaria emphasises individual client care, multilingual communication, confidentiality, and professional support throughout the property transaction. In a competitive market where clients have many agencies to choose from, how do you ensure that your service stands out and creates lasting relationships?
Natalie: “I believe that trust is the foundation of everything in real estate. A property transaction is often one of the most significant financial decisions a person will make, and clients need to feel comfortable with the professional advising them.
For this reason, I never want our approach to be simply about showing properties and completing transactions. It is about understanding the client’s expectations and guiding them through the process with honesty and attention to detail.
Personalisation begins with listening. Before introducing a property, I want to understand what the client is really looking for. Their priorities may involve lifestyle, location, architecture, privacy, investment potential, or a combination of several factors.
Communication is equally important. Working with international clients means being able to understand different cultural expectations and communicate clearly. Being able to speak English, German, French, and Spanish allows me to establish relationships with clients from different backgrounds and make the experience more comfortable for them.
Discretion is another important part of our work, especially when dealing with exclusive properties and clients who value privacy. Some transactions require a particularly sensitive approach, and professional confidentiality must always be respected.
I also believe that a good real estate advisor should remain available beyond the viewing process. Clients may have questions about documentation, local services, administrative procedures, or other practical matters before and after completing a purchase.
Our responsibility is to make the entire experience as smooth as possible by working with reliable professionals and maintaining clear communication.
The strongest relationships are those that continue after a transaction has been completed. When clients return to us, recommend our services, or remain connected over the years, it demonstrates that we have created something more meaningful than a successful sale.
That is the kind of reputation I want FIRST Inmobiliaria to continue building.”
Exclusive Properties and the Changing Face of Luxury Real Estate
The Women Today: The expectations of luxury property buyers are changing. They increasingly seek distinctive architecture, privacy, exclusivity, and properties that offer both lifestyle value and long-term potential. FIRST Inmobiliaria also works with exclusive and off-market opportunities. How are you adapting to these developments, and what role do professional networks and technology play in identifying the right properties?
Natalie: “The definition of luxury has evolved considerably. In the past, people often associated luxury primarily with size, location, and price. Today, buyers are looking for something much more individual.
For some, luxury means waking up to uninterrupted sea views. For others, it means owning an authentic finca surrounded by nature, enjoying complete privacy, or having a contemporary home designed around outdoor living.
There is also a growing appreciation for architectural individuality and the character of a property. Buyers want homes that offer something distinctive rather than simply another impressive building.
This is particularly relevant in Ibiza because the island has such a varied architectural landscape. Traditional properties, modern villas, renovated estates, and exceptional new developments all attract different types of buyers.
Off-market opportunities are another important aspect of the premium segment. Some owners prefer to sell discreetly without placing their property on the public market. At the same time, certain buyers appreciate having access to opportunities that are not widely advertised.
Developing and maintaining a strong professional network is essential in this environment. Relationships with property owners, other real estate professionals, lawyers, architects, and local specialists can create opportunities that would otherwise be difficult to identify.
Technology is also becoming increasingly important. Digital property databases, online communication, high-quality photography, and virtual presentations help us work more efficiently and connect with international clients.
However, technology should support personal service rather than replace it. A sophisticated search system may identify properties that match certain criteria, but understanding whether a property is genuinely right for a particular client still requires experience and human judgement.
I believe the future of luxury real estate will belong to professionals who can combine market knowledge, strong relationships, discretion, and modern technology.
The objective should never be to show clients the largest possible number of properties. It should be to find the right opportunity and provide the professional guidance necessary to make a confident decision.”
Leadership, Vision and the Future of Real Estate
The Women Today: As a woman leading a real estate business in an internationally competitive destination, what does successful leadership mean to you? Looking ahead, what legacy would you like to create through FIRST Inmobiliaria, and what advice would you give to women aspiring to build their own businesses?
Natalie: “For me, successful leadership is about responsibility, consistency, and the ability to build relationships based on mutual respect.
Real estate can be a demanding industry. Markets change, client expectations evolve, and transactions can involve complex situations that require patience and careful decision-making.
I have learned that you cannot control every circumstance, but you can control the quality of your work, the way you communicate, and the commitment you bring to every professional relationship.
I also believe that experience should never make us stop learning. The market is constantly evolving, and we need to remain curious, open to new ideas, and willing to adapt.
Looking towards the future, I want FIRST Inmobiliaria to continue growing while preserving the personal character that defines our approach. Maintaining strong relationships, offering individual attention, and providing reliable advice will remain central to our philosophy.
I also see considerable potential in strengthening international partnerships and developing access to carefully selected property opportunities. Ibiza continues to attract people from different parts of the world, and understanding their expectations will remain essential.
When it comes to women in business, my advice is to believe in your abilities and develop your own professional identity. You do not need to imitate someone else’s leadership style to be successful.
Build your knowledge, remain determined, establish strong networks, and do not be afraid to make decisions. There will always be challenges, and not every opportunity will develop as expected, but those experiences are part of professional growth.
I would also emphasise the importance of integrity. In a relationship-driven industry, your reputation is one of your most valuable assets. It takes years to build trust, and it should never be compromised for a short-term result.
Ultimately, I would like my professional legacy to be defined by the relationships I have built, the clients I have helped, and the confidence people place in FIRST Inmobiliaria.
For me, success is not simply about the number of properties sold. It is about knowing that people have received honest advice, made informed decisions, and found something that genuinely matters to them.
That is what continues to motivate me.”
